Keep these materials organized whether you plan to sell this year or simply want a cleaner ownership file for
the next buyer, lender, or insurance renewal.
Association packet
- CC&Rs, house rules, and rental / minimum-stay policies
- Recent AOAO minutes and any resolutions that affect owners
- Reserve study summary and known capital projects (done, in progress, planned)
- Master policy declarations and what the unit owner must insure separately
Unit history
- Improvement and renovation log with dates and permits where applicable
- Warranties / manuals for major systems
- Special assessment history for this unit
- Current photos that match actual condition
Costs & tenure
- Current HOA fee amount and what it includes (utilities, cable, reserves)
- Fee simple vs leasehold confirmation for this unit
- Property tax bill and any recent insurance premium changes
Rental posture (if applicable)
- Written confirmation of zoning / permit status—not MLS remarks alone
- AOAO rental registration steps and any guest rules
- Management agreements or platform history you may disclose
When you decide to sell
- Request a pricing review against active, pending, and recent sales in the building
- Assemble the packet above before photography and launch
