Why financing a Maui condo can depend as much on the building as the buyer, including warrantable condos, non-warrantable projects, condotels and resort-oriented properties.
A buyer can be well qualified and still lose a Maui condo over the building. Lenders underwrite the condominium project as well as the person. That is the core problem this article is meant to explain.

Why Condo Financing Is Different From Financing a Single-Family Home
On a house, the collateral is largely the dwelling and the lot. On a condo, the collateral includes a share of a larger project: reserves, insurance, litigation, commercial space, rental concentration, and how the association is run. Agency investors (Fannie Mae and Freddie Mac, among others) publish project-level tests. If a project fails those tests, conventional financing may not be available even when the buyer’s credit and income look strong.
What Is a Warrantable Condo?
In common market language, a warrantable condo is a project that can meet standard agency project guidelines, so conventional (and often FHA or VA, depending on the program) financing may be available. Warrantable is not a county zoning term. It is a lending classification that can change when insurance, litigation, occupancy mix, or association finances change.
Do not assume a West Maui building that financed easily five years ago is still warrantable. Ask the lender to review the project, not just the unit.
What Is a Non-Warrantable Condo?
Non-warrantable generally means the project falls outside those agency tests. It does not automatically mean the condo cannot be financed. It often means the loan, if available, may come through a specialized or portfolio program with different down payment, rate, and documentation requirements.
Reasons a project may be treated as non-warrantable can include, depending on the lender and loan program:
- Hotel or resort operating characteristics
- A high share of short-term rental or investor occupancy
- Association financial health or reserve concerns
- Insurance gaps or unusual deductible structure
- Pending or active litigation
- Single-owner concentration
- Commercial space above a program threshold
- Incomplete or outdated project documentation
None of those items is a universal automatic disqualifier. Different lenders apply different overlays. The only reliable answer is a current project review.
What Is a Condotel?
A condotel, in lending usage, is typically a condominium operated with hotel-like features: branding, a front desk, mandatory or strongly encouraged rental programs, or similar hospitality structure. Many West Maui vacation-rental condos are not true condotels even when nightly rentals are allowed. Mis-labeling a project as a condotel can change the quote a buyer hears.

Why This Matters in West Maui
Kaanapali and Kapalua are resort markets. A large share of inventory is used as a second home, a rental, or both. That mix is exactly where project-level lending rules get stricter. Hotel-zoned product can also look like a condotel to some underwriters even when the legal structure is a conventional AOAO. Questions to Ask a Lender Before You Fall in Love With a Condo
- Have you reviewed this specific project recently, or only my pre-approval?
- Would this unit likely be treated as warrantable, non-warrantable, or condotel under the program I am considering?
- What occupancy (primary, second home, investment) are you underwriting, and does that change the overlay?
- What down payment and reserve requirements may apply if the project is non-warrantable?
- How would pending litigation or an insurance change affect a commitment?
Questions to Ask About the Building
- What share of units is owner-occupied versus rented?
- Is there a hotel-style front desk, rental desk, or mandatory rental pool?
- Are the budget, reserves, and master policy in a form a lender can actually review?
- Has the association been in litigation, and is that disclosed?

Cash Buyers Should Still Care
Paying cash does not erase project risk. It can hide it until you sell. The next buyer may need a loan. If the building only fits a narrow set of specialized programs, your resale pool is smaller and your timeline can stretch. Liquidity is part of the underwriting even when you never talk to a lender.
